6 advantages of selling your home with a Real Estate Consultant

Selling the house is not always easy, and, therefore, hiring the services of a real estate agent / real estate consultant can help in this process and make it much more attractive, especially for the time and resources that can be saved.

Here are some facts about selling your home yourself:

1 - Lack of information about the right price

One of the most common mistakes made by many homeowners is, for example, thinking that their home has a lot of value because it has an emotional relationship with it, which ends up creating an emotional perception with the house we are selling, which ends up create a distorted perception of the reality of the facts. The higher the price distorted from the reality of the market, the longer it will take to sell or even get any interested party, forcing the price to fall and thus losing the opportunity to attract real interested parties.

2 - Lack of promotion

Most people think that advertising and promoting the sale of a home is based only on placing your property on real estate portals, often with poor quality information and photos (sometimes without photos), or with a positioning of product that does not reflect the reality of the property nor is it suited to demand. This type of passive promotion does not attract buyers The importance of positioning the ad vis-à-vis the target, in the sense of choosing the appropriate portal, but above all, the right text to communicate it, especially on social networks where segmentation has to be more accurate is crucial and most people do not know how to do it effectively. This type of mistakes will generate a waste of time in the sale and will generate expenses with no return, but the worst thing is that it will, as they say in the jargon, “burn the house”, that is, it will make it less appealing to the public in general, because they get to know the property for the worst reasons (unsuitable price or reality vs generated expectation).

3 - Lack of availability to show the property

Most people forget that to sell a house, you have to show it sometimes, dozens of times until you get an interested party. It requires availability, that is, having time to perform this task on time because this contact can arise at any time and we all know what expectations we have when we are interested - we want to see it now. With the pandemic in full second wave and mainly during the confinement, we all realized that the real estate market stopped, not because people couldn't see the houses, but because the houses were not shown. The physical visit in this market is essential for the purchase decision making and the virtual visit is extremely useful to facilitate the visit decision. Bearing in mind that health security is increasingly important, the management of visits is mandatory and this means that you have to know how to qualify beforehand.

4 - Lack of negotiation and argumentation skills

Are you prepared to negotiate and answer the most relevant questions from potential stakeholders, bringing the negotiation to a successful conclusion? Does it have solid price and offer information in your market? Do you know the difference between the advertised and actually sold prices of properties in your area? In general, the inability that most owners have to gather this information, to ask the right questions and often remain silent to verify the real interest of the potential buyer is scarce and their ability to react to respond to objections raised before the defects of your property and, still, the lack of patience to follow up lead to big mistakes in negotiation, mistakes that can dictate the difference between a bad sale or an excellent deal, or even, of a non-sale.

5 - Unreal expectations

Most people who sell their real estate alone have the clear conviction that they master the information and know how to make the real estate sale, possibly have an unrealistic view of what this sale process is, not only for closing, but also for the whole the process until the execution of the deed. Many of them think that the market will always go up and that their house, within the genre, is the best in the area or in the city and they are surprised when they advertise and do not get really interesting contacts.

6 - The impossibility of cooperation with professionals

Finally, and returning to the impossibility of working in cooperation with real estate consultants, even creating a communication barrier and avoiding them as much as possible, they can miss several opportunities. If we think that real estate agents are full of qualified databases of potential buyers and that every day they receive contacts from people who intend to buy, why would we miss this opportunity? Only and only if there is no urgency to sell.
